We score a great local sponsorship

LOUVAIN-RFCKeen fans of grass roots rugby, Louvain Properties have moved to put some money into local clubs RTB Rugby and Football in Blaenau Gwent, to help the clubs realise their sporting ambitions. A meeting between the two clubs and Managing Director Steve McPherson led to the talks becoming a reality and the new sponsorship deal has been agreed.

Director and big fan of the club Steve Mcpherson quoted I have long been an admirer of the clubs and when I got the chance to help the teams out I could not refuse. These local clubs are the lifeblood of the community and we are proud to be able to sponsor them. We look forward to helping the clubs and being a part of the success story of the future and hope that this deal will mean the club can continue the great work that they both do in our community.

The clubs are very excited by the new deal and have already been busy posting out the deal via social media. Everyone at both the club and Louvain Properties are extremely happy to be working towards a common goal and that is to continue to build and improve the two clubs and bring success both on and off the pitch to the region.

Managing Director Steve was a keen rugby player in his youth and so this is a great way for him to stay involved in a sport that gave him very happy memories from his playing days. The deal will mean that the club with teams from under 7s to senior will have a new commercial partner to help move things forward.

The sponsorship includes the normal branding opportunities but also we are funding some essential developments to infrastructure around the club including a new score board and signage around the ground.

Problem tenants? That’s not the Louvain way

Are all tenants the same? Of course not and that’s why being a landlord can be so tough.

From high maintenance costs to the perfect tenant the range you will probably have to deal with is limitless. But one thing is for sure if you get a problem tenant they can be a total nightmare.

For many years now the maintenance division of Louvain has had to deal with the aftermath of many problem tenants and we have literally seen almost everything you can imagine. We have been into numerous properties where the damage caused by a tenant with attitude has run into tens of thousands of pounds and whilst insurance may cover the repairs and losses it wont compensate for the time and hassle of having to pick up the pieces.

Hassle free tenants

Getting it right first time is our best defence

We understand that you dont want vacant properties but we also understand that putting the wrong tenant in will probably lead to issues and so we focus heavily on getting the right tenants into your properties.

Our vetting process is one of the most vigorous in the market and we are constantly monitoring and checking to ensure you have happy tenants and that our tenants and treating your property like their home.

We focus heavily on keeping all the properties on our books in top condition and with our ongoing preventative maintenance service the homes are always ready for new tenants and the tenants are always impressed by what they see when they move in.

Little niggles and issues become a thing of the past and the tenants can enjoy the property whilst you enjoy the peace and quiet! As all our team are directly employed by us we can maintain high standards and a consistency in our work that subbing out simply cannot.

Legionnaires-disease-2Legionnaires disease is starting to hit the headlines due to new legislation introduced January 2015, that could give landlords a real problem. The bacteria group that causes it are commonly found in water and thrive in warm water that is standing or not being recirculated. As a result, water tanks and places like dead ends (pipes that lead nowhere) or air conditioning systems, are a great breeding ground for the bacteria.

The bacteria when airborne in the form of droplets can be taken into the lungs and there it can cause a fatal form of pneumonia. This is particularly risky for individuals like the sick or elderly. However, when it gets into the body one thing is certain- it will cause the patient a lot of discomfort, or worse.

Know your landlord responsibility towards Legionnaires disease

As a landlord we understand you are spinning lots of plates and this is yet another piece of legislation to add to your long list of to dos. The main problem with this particular issue is the potential liabilities of not complying with it.

A risk assessment should be carried out on all rented properties every two years and we are delighted to announce that we now have a qualified legionella risk assessor ready to assess your properties. To launch this new service we are offering this service for £100 inclusive of VAT. That is two years of cover for only £100 inclusive. Once we assess and provide the documentation your responsibility is covered and if they were any issues our comprehensive insurance will completely cover you.

We will contact you for a new Legionnaires disease assessment when its due

When the two year period is near to the end, our team will be in touch to arrange a convenient time for our team to come out for the new certificate and this means you dont even have to diarise it.
As well as this new service we wanted to also remind you of the rest of our comprehensive service provision. Our team of highly skilled property maintenance people carry out all manner of repairs and improvements to both our existing landlords and other customers. From building and electrical projects to plumbing and decorating our team have carried out all types of property work for many different clients across the Gwent valleys especially the Ebbw Vale area.
Alongside the maintenance team our letting division have a number of to let in Ebbw Vale, Blaenau Gwent and the surrounding areas. However, due to the high demand we have for properties we are always looking for new landlords.  If you are a landlord and want to let your property out, ensure as little downtime as possible between lets,  then why not try the Louvain Way!
Give our team a call today to discuss your needs and if you have not already got your Legionnaires certificate, please dont delay and get in touch as soon as possible to ensure you are up-to-date with current legislation.
